PENERAPAN EARNED VALUE METHOD SEBAGAI ALAT UKUR KINERJA BIAYA DAN JADWAL PADA PROYEK APARTEMEN

Keberhasilan pelaksanaan suatu proyek akan dikaitkan dengan sejauh mana ketiga sasaran proyek, yaitu biaya,waktu dan mutu dapat terpenuhi. Sehubungan dengan karakteristik proyek yang dinamis diperlukan pengelolaan proyek yang baik agar ketiga sasaran tersebut dapat terpenuhi. Dalam pembangunan Apartemen Easton Park terjadi keterlambatan dari jadwal awal. Tujuan penelitian ini adalah untuk menganalisis keterlambatan proyek dengan menggunakan konsep Earned Value Method dengan mengukur biaya dan jadwal. Earned Value Concept terdiri dari tiga indikator yaitu BCWS, BCWP, dan ACWP. Prosedur penelitian dimulai dengan melakukan studi kepustakaan, pengambilan data, melakukan pengamatan langsung pada proyek, dan merangkum hasil pengumpulan data-data yang ada. Hasil pembahasan menunjukkan nilai kinerja schedule proyek atau SPI sebesar 0.830 berarti proyek ini telah mengalami keterlambatan sebesar 10.005% dari rencana 95.587% dan realisasi 85.582%. Sedangkan dilihat dari segi kinerja biaya proyek nilai CPI sebesar 0.41 artinya biaya yang dikeluarkan cukup tinggi. Dari hasil analisa dapat diperkirakan biaya penyelesaian proyek sebesar Rp 194,487,569,560.821 sedangkan untuk waktu penyelesaian akhir pekerjaan didapat 1.023 hariDownloads
