APLIKASI METODE EARNED VALUE ANALYSIS UNTUK EVALUASI PERFORMANSI PEKERJAAN PROYEK PEMBANGUNAN (STUDI KASUS GEDUNG SENTRALAND SEMARANG)

Proyek pada umumnya memiliki batas waktu (deadline), artinya proyek harus diselesaikan sebelum atau tepat pada waktu yang telah ditentukan. Pada proyek pengerjaan Mechanical, Electrical, Plumbing (MEP) yang dilakukan oleh PT. Indospec, terjadi keterlambatan selama 9 minggu, mulai dari minggu ke 44 hingga minggu ke 52, dimana pada minggu ke 52 plan berada pada persentase 87,40% dan aktual berada pada persentase 33,53%. Hal ini membuat perusahaan merasa perlu melakukan evaluasi kinerja proyek agar dapat diketahui kinerja dalam penyelesaian proyek dan faktor keterlambatan,dengan menggunakan metode Earned Value Analysis (EVA) dan menggunakan metode Fault Tree Analysis (FTA). Hasil dari perhitungan EVA menunjukkan tidak adanya penambahan dari rencana biaya, namun terjadi keterlambatan dalam waktu penyelesaian. Material dipesan belum jadi, terlambat pengiriman, tidak ada gudang, penyesuaian biaya, perubahan material, perubahan fungsi, arsitektur, struktur menjadi penyebab utama dalam keterlambatan proyek. Koordinasi yang baik dan persiapan yang matang dalam pengerjaan proyek sangat penting agar keterlambatan dalam proyek dapat dihindari.
