ANALISA KINERJA BIAYA DAN WAKTU PADA PELAKSANAAN PROYEK KONSTRUKSI DENGAN METODE EARNED VALUE (STUDI KASUS PROYEK KONSTRUKSI MALL DAN HOTEL X DI PEKANBARU)

Proyek pembangunan Mall dan Hotel X Pekanbaru harus diselesaikan sesuai target yang di rencanakan. Dengan
adanya batasan waktu dan biaya diperlukan pengendalian yang baik. Akan tetapi sebelum dilakukan pengendalian perlu diketahui terlebih dahulu kinerja proyek yang telah berlangsung. Tujuan penelitian ini adalah agar memperoleh mengetahui kinerja biaya dan waktu, estimasi biaya dan waktu pada akhir penyelesaian proyek serta faktor-faktor yang menyebabkan keterlambatan atau kemajuan proyek. Penelitian ini menggunakan metode pengendalian yaitu earned value yang didalamnya memadukan unsur biaya dan waktu serta fisik pekerjaan. Data yang di dapat dari proyek antara lain, time schedule. Rencana Anggaran Biaya (RAB), Laporan Mingguan Proyek dan Biaya Aktual. Kemudian dilakukan analisa biaya, jadwal, varian terpadu dan indeks performasi dengan memaparkan masalah-masalah yang muncul pada saat penelitian. Pelaksana proyek pembangunan mall dan hotel x pekanbaru dikerjakan oleh PT. Waskita Karya cabang Riau, dengan waktu rencana pekerjaan adalah 427 hari dan mengalami perpanjang waktu selama 105 hari sehingga waktu penyelesaian proyek menjadi 532 hari kalender dengan nilai kontrak Rp. 167.200.000.000,- termasuk Ppn. Lingkup pekerjaan yang dikerjakan oleh kontraktor adalah pekerjaan struktur, arsitektur dan plumbing.
